Undertaking a senior’s housing project can be a daunting task for small communities, housing societies, faith-based organizations, and other not-for-profit groups. There are architects to hire, planning approvals to obtain, and contractors to manage. With all the budgetary and design unknowns, there can also be significant costs required to determine if a project is even viable. FABstudio, our in-house architecture and project management team, reduces these stresses and streamlines the whole process from concept to completion.

Phase One: Concept Design

Finding out if a FABvillage is the right solution for your senior’s housing project

Initial Design Consultation

We review your project requirements and provide a preliminary FABvillage design sketch with a level one project budget estimate.

Fee: No Cost

Feasibility Analysis

We undertake a formal project scoping process that evaluates your programmatic needs and potential community opportunities as well as analyze potential project site options. We work with you to determine the optimal number and model type of FABhome units, and complete a concept design for your project that includes a FABvillage site plan, 3D computer images, video flythrough of the proposed FABvillage, level two project budget estimate, and a preliminary implementation schedule. Deliverables include one public presentation (in-person or online depending on location) and a Final Report, suitable for stakeholder consultations and preliminary internal approvals, that summarizes the analysis and concept design of your FABvillage.

Phase Two: Final Design

Working out the details for the onsite components of the FABvillage and commissioning the fabrication of the FABhome units

Detailed Design Documents

When you decide to proceed with the project, we will work with you to fine-tune the details. This includes the final site plan and village layout, utility placements, deciding on the interior and exterior finish options for the FABhome units, and a level three final project budget estimate.

Permitting and Approvals

When the purchase or lease agreement for your FABhome unit is finalized we will prepare the construction documents for the on-site work, consult with local agencies and the approving authorities, as well as assist in obtaining required development and building permits.

Phase Three: Installation

Completing the site preparations, delivering the units, and getting the FABvillage ready for occupancy

Site Preparation

While the FABhomes are being fabricated off-site, work begins on the site. Depending on the site's size and complexity, this can include utility servicing, ground clearance, and preparation of parking and walkway areas. In most cases the communal deck and landscape are constructed during this phase. This work is typically undertaken by local contractors working off the construction drawings created by our team. Our project management team will answer on-site questions and review the work to ensure it complies with the contract documents.

Delivery, Set-up, and Commissioning

When the site is ready, the FABhome units arrive by truck, placed on permanent or temporary foundations, and then connected to utility services. Our project commissioning team ensures everything in the FABhomes is working properly and assists you in obtaining completion permits for the on-site construction and occupancy permits for the overall project.

Leasing

Our leasing service makes it easier for small communities and not-for-profit organizations to create a FABvillage.

 

Raising the capital funds to build a senior's housing project can be challenging and time-consuming, particularly if the project is small. At the same time, a traditional bricks-and-mortar project requires a commitment to a specific capacity which can be risky if demand changes over time. Our leasing service minimizes these problems by reducing the amount of required upfront funding and reducing the risk of long-term ownership.

Leasing or leasing-to-own combines flexibility and certainty with financial terms tailored to your needs.

Up-front Costs

The up-front payment in a FABhome lease varies depending on your desired monthly payment. While there is a no-money down option, the higher the initial payment, the lower the monthly lease cost.

Technology Evergreening

Leased FABhomes are eligible to be enrolled in our Technology Evergreening Program in the same way as purchased unites.

Warranty

Leased FABhome units have the same one-year manufacturer’s warranty as purchased units.

Term Length

The length of the term is flexible and can be adapted to meet your needs.

Portability

FABhomes units are portable and can be redeployed multiple times. They can be placed on either permanent or temporary foundations with either above-ground or in-ground utility servicing.

Our Technology Evergreening Program ensures that FABvillage residents always have the latest in assisted independent technology.

 

The development of new home-based products and services that help seniors live independently is occurring at a very rapid rate. Conventional housing projects designed with today’s products in mind will be out of date by the time construction is finished and the first residents move in. Our Technology Evergreening Program eliminates that problem by ensuring that new innovations in assisted independence technologies are consistently deployed in existing FABhomes as well as those under construction.

We keep our finger on the pulse of age-at-home technological advances.

FABlab, our in-house research and development group, is constantly designing enhancements to our architectural assisted independent supports and optimizing the FABassist digital system.  FABlab also works with independent technology developers from around the world so that we can integrate their inventions into our FABhome fleet as these products come to market, and sometimes even before they are fully commercialized. Our R&D team stays up to date by attending conferences and symposia, collaborating on age-in-place and home health research in universities, and facilitating in-situ testing of emerging innovations in select FABhome deployments. Our Technology Evergreening Program ensures that all FABhome residents continually benefit from these new advancements.
